Would be happy to see developers take a leaf out of the USL Championship/USL League One playbook in terms of building from the ground up.

You just know that the developers circling such a project will absolutely be looking to develop a precinct so that they can get their pound of flesh as well - Accommodation, Food, Apartments, Hospitality, Bars etc etc.
