Article mentions the locals want to keep their Sunday Markets and the playing fields. A training base and small stadium works for easing those concerns. 

Well, SOME locals. The ones who own property and don't want its value tarnished by a bunch of apartments filled with poors nearby . The ones who say "I'm not a NIMBY but..."

The Avondale markets should have space to continue but the racecourse is garbage as a sports field, I know, I've played on it.
