probably the closest to being almost ready, but the money to get it to aleagyue standard will be beyond what the council and cllub would pay. besides its a circular ground, unless the Nix owned it outright they wouldnt be able to put stands onto the turf, and the league wont allow fans that close - ie on the turf.
Rugby could use it in winter as well so maybe buy in from the Canes/Lions for a joint effort.

Also very much doubt it would be any cheaper than building something at either Petone Rec or Hutt Rec. For me 10k is to small, a small stadium needs to be minimum of 15k with potential to go to 20k. Just dont see the point of 10k unless there is room to increase it as required.
