Alternative Wellington Stadium
They have to bite the bullet don't they and make some tough decisions on how to make it relevant and profitable. As already covered by others - a tough sell.
Without knowing the intricate details I'd prefer something like the following [either on its own or in combination]:
1. Roof over stadium - instantly providing opportunity for music concerts and other special events that can be deterred by prospect of bad weather in Welly.
2. Reconfigured to allow conversion to a rectangular viewing platform - to help increase spectator viewing experience and help attract more to rugby, football and league games.
3. Keep as it is but build a smaller boutique stadium behind Westpac for use by Phoenix, Lions and maybe Hurricanes.

Is there an opportunity to dig down and lower the playing surface so that you can then add seating around the outside to make it rectangular for when you need it. If you could lower the playing surface 5m (for example).....

One problem they have with the Corporate box sales I guess is that many big Corporates have relocated their respective head offices to Auckland over the last 15 years since they were first sold.

It probably is in so far as they have three regular tennants (Nix Canes and Lions) but concerts now seem a thing of the past and there are the odd Festival event (beer Festival, Home and Garden etc) but like most stadia, unesed for probably 90% of the time
Mind you, Eden Park is the same in terms of breaking even....
Which is why the Council are trying to make the Warriors and major football matches play there, moving cricket to Western Springs. Personally, I consider this a good thing. Cricket at Western Springs would be Auckland's answer to the Basin. But the Warriors fan hate it and want that pile of junk known as Mt Smart preserved...
I said it before...How many concerts have they had? I believe they were promising about 4 per year till the NIMBY's complained about the noise and it's been 8 concerts since it was built.
Seem to recall when I was last in Sydney, and Cahill was keen to make use of Cronulla's underused NRL stadium as leverage for a 3rd Sydney HAL bid, one of the suits trying to raise interest stated in the SMH that LA Galaxy's new-(ish) 27,000 Home Depot stadium was in use one way or another on 285 days in the previous year.

Regarding the corporate box thing, their are two cost involved. The first is leasing the box from the stadium, the second is when you use the box, you need to pay the stadium to staff it for you and cater it. (food and beverage). I remember trying to get the box from Lion breweries for YF promo purposes early on in the Nix's history, but was told the cost of opening it up on a regular basis was prohibitive.

but they were quick to kick out the regular tenants when someone dangles a couple of cricket world cup games at them. Apart from the NZ v England game and the QF, the basin could have been used
I was in the tron the other day and people were complaining about Wellington getting cricket world cup games because no one shows up and it's embarassing.
Then I read in the dom post today that Wellington had the highest attendace as a percentage of the population across all games.
This goes to show that even when Wellington's croud attedence are actually amongst the top in the country the venue is not the correct size for the population in most sports, it actually is a bad look for the city and even the country.

The Value of the Log and processed timber Exports alone through the Port were $526m back in 2010 so this is probably now in the region of $750m pa. The Port is struggling for space now and has even taken to storing containers in the Water on Friday afternoons.
While everyone agrees it "that land used for logs" would be a great place for a stadium, it isn't going to happen anytime soon.

Not sure News, but I imagine problems with that would be fairly significant with depth being an issue as well as the construction of a new Wharf being necessary and I can imagine how moving a 24 hour, noisy operation closer to the good folks of Wadestown / Khandallah / Thorndon would go down.
All would just add to the cost of the new stadium I guess. That runaway freight train crashing into the Cake Tin really is the best hope.
