Two points.
1. The property is Terry's anyway and had been empty for a long time before it became the shop. There is no saving to be made there as it doesn't seem an in demand space.
2. The return to the club on an item sold in the club shopis significantly greater than an item sold by RYOS or another retail outlet.

Are they even making enough money on merchandise to cover overheads and wages though?
Personally I find it extremely expensive (although I admit it is on par with other sportswear in NZ too) and I have very rarely bought anything from it other than match tickets.
